What you can do
There are some steps you can take to help prevent damp and mould –
- Open windows when cooking, showering, or drying clothes indoors
- Use extractor fans if you have them
- Move furniture away from walls slightly to allow air to circulate
- Wipe down condensation
- Report leaks quickly
Awaab’s Law
Coming into effect on 27 October, Awaab’s Law will ensure that landlords act quickly to reports of damp, mould and other significant hazards.
The law sets out strict deadlines that we are committed to meeting:
- Emergency hazards will be investigated, and your home will be made safe within 24 hours
- Reports of significant damp and mould must be investigated within 10 working days
- A report will be provided to tenants within 3 working days of completing the investigation
- If the damp and mould or hazard is significant, repairs must be made to make the property safe within 5 working days of completing the investigation
- If any additional work is required to prevent reoccurrence, this will be done within 12 weeks of completing the investigation
Damp and Mould Disrepair Claims
We’re aware that some companies are contacting tenants directly, encouraging them to pursue disrepair claims – particularly related to issues such as damp and mould – against their housing provider.
While every tenant has the right to raise concerns, we strongly advise taking the time to fully understand any legal documents or contracts before signing. Engaging with these companies could result in unexpected costs or financial obligations.
