Our Properties

 

EPIC owns or manages 1,233 properties in North Staffordshire. We have properties in Stoke-on-Trent, Newcastle-Under-Lyme and Staffordshire Moorlands. Our predominant offer is to let properties at either social or affordable rents, albeit that we have recently been extending our offer to include a route into homeownership through our Rent2Buy scheme.

The flats we own were originally built in the 1950’s and transferred to us from Stoke-on-Trent City Council in 1998. Following this we undertook a major programme of refurbishment including kitchens, bathrooms, boilers, roofs, windows and rewires to bring the properties up to modern standards. We have subsequently acquires over 300 properties. We work closely with the Empty Homes officers of the local authorities we operate in. Our in house skills and ability to access grant enables us to renovate niche properties and bring empty homes back in to use. We have acquired 4 properties constructed before 1900 including one during 2019; a 1 bedroom property believed to be constructed around 1750. The property had been empty since 2012 it was in a poor condition and failed to meet current housing standards. The remedial works include upgrading the staircase, raising the roof to increase the heights inside, new floors, damp proofing, strengthening the structure and improving the energy efficiency of the property raising the Energy Performance Certificate (EPC) from a D rating to a C.

 

We own three commercial properties that are currently used as retail outlets. There are flats above the shops. The commercial properties are offered at peppercorn rents and are currently used as:

  • A Barbers.
  • A Newsagent/ Post Office.
  • An Oat Cake Shop.

Our total property portfolio is valued at around £42m.
